Better Suburbs Project

Since 2016 the City of Stirling has been working with the community to develop the Better Suburbs Strategy a series of planning documents. The City is now seeking your comment on the Strategy and Statutory Planning Documents that propose to rezone the centres in Balga, Mirrabooka, and Nollamara as phase one of potential zoning changes for the area.

Draft Better Suburbs Strategy

The strategy aims to maintain lower density residential areas of the City for family and larger households, increase tree coverage, improve the overall liveability of the City, and focus investment, jobs and housing growth along public transport corridors and within activity centres. Local Planning Scheme No.3:- Amendment No.109

Amendment No.109 proposes to rezone properties in and around the Balga Plaza, Mirrabooka Village, and Nollamara Shopping Centres. The changes would allow for new public plazas, new retail, higher residential density and more tree coverage on private and public land. The proposed Amendment No.109 is here.

Draft Local Development Plan

A draft Local Development Plan goes with the proposed Scheme Amendment for each neighbourhood centre. The draft Local Development Plan outlines building heights, lot sizes and building setbacks for landscaping for each lot within the neighbourhood centres. Proposed road closure around the Nollamara Shopping Centre

The plan proposes road closures in the car park of Nollamara Shopping Centre fronting Nollamara Avenue and Hillsborough Drive, to enable the creation of a shopping/dining street in the centre and a new public plaza surrounded by shops. The proposed road closure plans are here.
