Description

The City of Stirling has received an application proposing a Mixed Use Development at 114 Cedric Street and 2A Sanderling Street STIRLING WA 6021.

The application proposes a four storey building with basement car parking and a roof terrace incorporating the following:

  • 14 x Offices and One (1) x Restaurant;
  • 31 x Residential Dwellings; and
  • 98 x Car Parking Bays.

Offices and Restaurants are permitted within the Local Centre Zone.

Multiple Dwellings are permitted with planning discretion within the Local Centre Zone.

Why is this Development Application being advertised to seek public comment?

The City is seeking public comment on this Development Application as it proposes variations to Local Planning Policy 6.7 and State Planning Policy 3.1 – Residential Design Codes.

The City is seeking public comment with regards to the following variations only:

Residential Design Codes Clause 6.1.1 – Building Size:

  • The proposed plot ratio of the residential component is 1.21, in lieu of the deemed-to-comply requirement of 1.0.

Local Planning Policy 6.7 - Parking and Access

  • A total of 98 car bays are proposed, in lieu of the required total of 112 car bays.

The City has advertised this application in accordance with the City’s Planning Consultation Procedure.

In addition to advertising the application on the City’s website:

The City has sent letters to landowners/ occupiers within a 200m radius in accordance with the City’s Planning Consultation Procedure.

The decision-maker for this development application is the Metropolitan North-West Joint Development Assessment Panel (JDAP). JDAP is administered by the Department of Planning, Lands and Heritage to determine planning applications, if the development value is over a certain threshold.

Before JDAP makes a decision, the City of Stirling will consider the application and make recommendation to JDAP through a Responsible Authority Report.
