The City is seeking public comment on this Development Application as it proposes variations to the Scarborough Beach Road West Local Development Plan (LDP).

The Development Application shall be determined by the City of Stirling.

The City is seeking public comment with regards to the following variations only:

LDP Clause 2.2.5 Active Frontage to Mixed Use R-AC0

  • Ground floor proposed glazing of front façade is only 66.67 per cent of the façade in lieu of 75 per cent
  • Ground floor proposed glazing of first 12m of the side street façade is only 63.6 per cent of the façade in lieu of 75 per cent.

  • Ground Floor minimum Ceiling Height of 3.0m in lieu of 3.4m

  • North west side 3 storey boundary wall within 17m of Scarborough Beach Road has an average height of 11.05m in lieu of 10.0m
  • North west side 2 storey boundary wall more than 17m from Scarborough Beach Road has a maximum height of 10.1m in lieu of 8.0m
  • North west side 2 storey boundary wall more than 17m from Scarborough Beach Road has an average height of 9.44m in lieu of 7.0m
  • Fourth storey Balcony with Roof Overhang setback from Scarborough Beach Road of 0m in lieu of 2.0m
